The process
What actually happens during an inspection?
I first walk through the entire home without Winnie to do an initial sweep of the property, assessing visually and with tools. Then I bring Winnie through the entire property — with the central A/C off — marking areas where she alerts. Next, we turn the central A/C on and do another pass, looking for indications on airflow. Lastly, I walk you through everything we found and provide a recommendation for next steps.
Is it invasive? Will you cut into my walls?
No. The inspection is completely non-invasive — no drilling, no demolition. The dog finds the source first, so any future work is targeted instead of exploratory.
How do I prepare my home?
Keep the areas you want inspected accessible, secure other pets during the visit, and hold off on heavy cleaning or air fresheners beforehand so they don't interfere.
How soon do I get results?
A same-day verbal walkthrough on site, plus a written report with photos within 48 hours.
The dogs & our method
How accurate is a detection dog, really?
Trained detection dogs run far higher than conventional methods, and we provide extra evidence for every alert when possible. Rather than leaning on a single accuracy figure, we confirm what Winnie finds with inspection light and moisture metering — and optional air or swab sampling on request — so you walk away with evidence you can act on.
What makes you different from other mold-dog companies?
Most can read their dog. Few can read the building. I'm trained in building science, so I can explain why the mold is there, account for spots a dog might miss, and sharpen how I read Winnie's cues. Just as important: I've lived this myself. That experience gives me real empathy for what you're going through and a persistence of discovery — I don't stop until we have a real answer.
Can you tell if the mold is old or active?
Often, yes. Active growth, dormant-but-viable, and old remediated damage look different — in staining, texture, moisture readings, and how the dog alerts. We read those signals together to tell you whether you're dealing with a current problem or a historical one, because that impacts what your immediate options are. That said, all mold — whether old or new — is considered a health concern, despite the varied opinions out there.
What if Winnie doesn't find anything?
That's a real, valuable result — ruling mold out with confidence is part of what you're paying for. You still get the walkthrough and report.
Pricing & booking
How much does an inspection cost?
Local standard homes start at $1,250; nationwide pricing depends on how many clients share your trip. Full breakdown is on our
Pricing section.
Do I pay for travel?
Local: a $2/mile round-trip charge applies beyond 30 miles from downtown Minneapolis. For nationwide trips, the costs of travel are factored into the price of the inspection, with $2/mile beyond 30 miles round trip from the destination airport hub. No hidden fees — you'll know your full price before booking.
How does the nationwide group discount work?
You're quoted at the current rate for your market — the major city we're serving and its surrounding area. If more clients book your trip before we travel, your price drops automatically and you are notified ahead of time.
How do I book and pay?
A 50% deposit holds your slot; the remaining 50% is due at completion of the inspection.
What's your cancellation or rescheduling policy?
Cancellations are generally not allowed after airfare has been booked. However, we will work with you to find a different date if possible, provided it's more than 30 days out. We would require payment for the difference to switch any airfare or lodging arrangements. Any cancellation less than 3 days prior to the inspection will require full payment of services at the time of cancellation.
After the inspection
You don't do remediation — so what happens after you find mold?
We connect you with a vetted hygienist and a remediator who meets our standards, and make sure you understand your report before those conversations.Note: we may receive a referral payment from hygienists or remediators in the area, always less than 5% of the service charge.
Do you offer a re-inspection after remediation?
We generally recommend an immediate re-inspection after remediation, performed by the hygienist. We also recommend annual inspections by a certified mold dog to ensure no new issues have come up.
